Frankfurt (Oder) as an attractive residential location

New qualified rent index presented

The city of Frankfurt (Oder) has in accordance with § 558d BGB rotational after two years a new qualified rent index, which reflects the local comparative rent in the city and the legal certainty between landlords and tenants regarding rent changes to increase.

Were the rent index in the past as a voluntary performance of the city of Frankfurt (Oder) created, so are cities from 50,000 inhabitants since 1 July 2020 legally obliged to provide their citizens a rent index. The city has now fulfilled this obligation with the publication of the Mietspiegel 2022. As in the past, the new rent index is valid for two years.

The new qualified rent index 2022 is valid from November 15 and can be downloaded immediately from the city's website www.frankfurt-oder.de\Mietspiegel. In addition, the rent index will be published in the Official Gazette on December 21, 2022.

The preparation of the rent index was developed under the direction of the Department of Urban Development, Construction and Environment and the commissioned office Koopmann-Analytics KG and professionally accompanied by the working group rent index, which is composed of local representatives of the landlord and the tenant side and employees of the administration. All participants of the working group have recognized the rent index and adopted it by mutual agreement.

The Frankfurt Mietspiegel applies to the entire city area, including all districts. The rent index does not apply, among other things, to apartments in detached and semi-detached houses and terraced houses, to apartments with rent and occupancy commitments, and to apartments in homes For the determination of the local comparative rents, the rents of around 17,000 apartments were surveyed, of which 14,450 met the requirements for the preparation of a rent index.

The average local comparative rent, depending on the table field, in the Frankfurt rental housing market is between 4.70 €/m² and 7.44 €/m².
